Sunroom Transformation in Olathe, KS

Olathe, KS Sunroom Renovation at Asbury Villas

This sunroom renovation in Olathe, KS transformed an existing two-season sunroom into a more comfortable, finished, and inviting space for the homeowner to enjoy throughout the day. Located at Asbury Villas, the original sunroom featured an aluminum storefront system and glass that allowed too much glare and heat to build up, especially with sunlight reflecting off the pond behind the home.

The Challenge

The existing sunroom had a beautiful view of the pond, but the space was difficult to enjoy because of the heat and glare.

The aluminum storefront system and glass made the room uncomfortable, limiting how often the homeowner could use it for relaxing, reading, or enjoying the view.

The Renovation

To improve the comfort, appearance, and function of the space, our team removed the existing aluminum storefront system and glass.

We then replaced it with a new 2×6 exterior wall to give the sunroom a stronger, more insulated, and more residential feel.

The renovation included Andersen 100 Series casement windows with transoms, along with a new exterior door. These updates helped bring in natural light while reducing the harsh glare and heat that previously made the room uncomfortable.

Interior Finishing Details

Once the new exterior wall, windows, and door were installed, our team completed the interior with insulation, drywall, trim, and detailed finish carpentry.

The trim work helped give the sunroom a polished, custom look that tied the entire project together.

The Finished Sunroom

The final result is a peaceful sunroom overlooking the pond, giving the homeowner a relaxing place to sit, read, and enjoy the day without the uncomfortable heat and glare. The completed space now feels more like a natural extension of the home instead of a seasonal enclosure.

The homeowner absolutely loved the finished project, especially the detailed trim work and the comfort of the new space.
